Land Development & Entitlements Internship - Unpaid/College Credit
Schedule: 20–30 hrs/wk (part‑time) or 40 hrs/wk (full‑time), Mon–Fri
Modality: Hybrid (remote + Newport Beach office) with optional, supervised site/agency visits
Compensation: College credit (once approved)
Key responsibilities
- Build COA ledgers; trace conditions to drawings/specs and schedule hold‑points.
- Assemble entitlement applications & permit submittals; pre‑screen against city checklists.
- Conduct jurisdictional research (zoning, overlays, fees, timelines, public hearing calendars).
- Support plan‑check comment triage; maintain issue logs and close‑out evidence.
- Draft stakeholder contact matrices (city staff, utilities, special districts).
- Pilot and document LDSG AI/automation tools (e.g., BISHOP) for QC and checklist design.
Qualifications
- Pursuing BA/BS or graduate study in Urban Planning, Civil/Environmental Engineering, Architecture, Construction Mgmt, Real Estate Development, Public Policy, or related.
- Strong document control, detail orientation, and professional writing.
- Comfort with Excel/Sheets, Bluebeam/Acrobat; familiarity with GIS or CAD helpful.
